Services

What we are engaged to do.

Seven service areas. Most mandates use several; some use one.

01

Opportunity origination and assessment

Sourcing, feasibility, due diligence, highest-and-best-use analysis, and honest opportunity ranking.

02

Owner's representation

Owner-side coordination, decision support, board and stakeholder reporting, contract and consultant oversight. We sit on the owner's side of the table and hold the integrated view.

03

Development management

Planning, approvals, design management, budget, schedule, tendering, construction oversight and occupancy. A dedicated function that carries the project through.

04

Capital and financing coordination

Capital-stack design, bridge financing, construction financing, CMHC and government program coordination, lender and broker coordination, investor and syndication support. We coordinate financing, and program eligibility is determined by the program.

05

Property manager oversight and asset management

Property-manager oversight, budget and performance monitoring, capital and reserve planning, stabilization, NOI optimization, refinancing and recapitalization, long-term planning.

06

Strategic coordination

Assembling and aligning landowners, non-profits, governments, municipalities, consultants, builders, lenders, operators and community stakeholders around one execution plan. This is the role that KDC undertakes, and it is most of what makes a complex project close.

07

Systems and technology

Portfolio reporting, data rooms, decision tracking, risk reporting and knowledge management. Provided as part of an engagement in KDC's full service scope.

Engagement models

Four ways to work with us.

Fee-based owner's representation

Clients retain ownership; KDC carries execution.

Best for Owners, institutions and non-profits holding an asset without in-house development capacity.

Joint venture

Shared ownership, risk and upside.

Best for Landowners and developers who want participation in the outcome.

Co-investment

Capital partners invest alongside KDC into specific projects.

Best for Investors seeking structured exposure with governance and reporting.

Land contribution

Land contributed for equity, a preferred return, or a structured milestone payout.

Best for Landowners who want upside without becoming a developer.
